Free Patent

Free Patent is a legitimate proof of ownership of public land in the Philippines granted by the Philippine government. It is an agreement between the government and the grantee, that he or she is charge of developing the land within a specified period of time. The grantee has the exclusive right to use, develop and benefit from the land but it is not equivalent to private ownership. In addition, the grantee has no right to sell the land. However, the heir of the the grantee can inherit the land so as long as it falls under the time period indicated in the paper.
