Eton Properties (PSE: ETON) is the real estate arm of the Lucio Tan Group of Companies. It is currently engage in development of high-end and mid-income luxury residences, IT and BPO office developments, and township projects. As of November 29, 2010, the company has a total market capitalization of P4.9 billion with share price of P3.60.

The majority share holder of Eton Properties is Saturn Holdings Inc., a privately held company under the Lucio Tan Group.


Business Development

Eton Properties Philippines, Inc. was originally incorporated as Balabac Oil Exploration and Drilling Company in 1971. Its primary business was to engage in oil exploration and mineral development projects.

In 1996, the company changed its primary purpose and became a holding company from oil exploration and mineral development. In 2007, the company once again filed for a change in corporate name to Eton Properties and its primary purpose was changed to property development.

Prior to its listing in the Philippine Stock Exchange, Eton Properties has been established a solid track record in Hong Kong since its establishment in the 1980s. It constructed the Queen's Garden, Carmen's Garden, Dragon Centre, King's Court and Eton Tower. Eton Properties is also one of the largest private real estate companies with a value of over HKD 20 billion.

The company expanded to Mainland China in 1980s and has developed properties in Beijing, Shanghai, Dalian, Shenzhen, Xiamen and Shenyang.

In 2009, the company swapped 1.6 billion shares for a 12-hectare property owned by Paramount Land Equities, Inc., another privately-held company by Lucio Tan. The property that was acquired is used for the development of Eton Centris. As of the end of 2009, there are 10 residential condominiums, two residential subdivisions and two commercial office projects in progress of construction.

Financial Highlights

As of September 2010, Eton Properties has registered a net income of P530 million, 688% higher than last year’s income of the same period last year. This was mainly attributed to the full-blast construction of the company’s projects. Total assets stood at P12.49 billion, an increase of P1.48 billion from December 31, 2009.
